Living Areas

The villa opens into a dramatic double-height entrance, where natural light pours through floor-to-ceiling glass, immediately framing uninterrupted views across the lake. Polished marble flooring flows seamlessly through the main living spaces and out onto expansive terraces, creating effortless indoor-outdoor living.

The formal lounge features a suspended statement fireplace, rich wooden flooring, and comfortable sofa seating, with floor-to-ceiling glass doors opening directly onto a stylish poolside terrace. The space flows into an elegant dining area, while a separate TV snug offers leather seating, a contemporary gas fireplace, and a wall-mounted Smart TV with a wide range of English channels including BBC, ITV, Sky Sports, and TNT Sports (please bring your own log-in details for streaming services).

At the heart of the home is a sleek Gaggenau kitchen, fully equipped with premium appliances including an induction hob, two integrated ovens, microwave, Smeg kettle, toaster, cafetière, air fryer, Nespresso machine, juicer, blender, large wine fridge, and separate fridge and freezer. A beautifully integrated breakfast bar with seating completes the space. The kitchen connects directly to a full outdoor cooking area, ideal for entertaining. A guest cloakroom is also located on this level.

The lower level is dedicated to leisure and wellness, featuring a fully soundproofed cinema room with tiered seating, and a spacious games room with leather seating, Smart TV, pool table, and grand piano. The upper level hosts the impressive master suite and bedroom five, both enjoying stunning lake views. The master suite includes dual walk-in wardrobes, a safe, and access to a private balcony with sunbeds. The en suite bathroom features a freestanding bath, dual walk-in shower, double vanity, and heated towel rail, along with access to a wraparound terrace with lake and golf course views. Bedroom five includes a walk-in wardrobe, en suite shower room, and private balcony with lake views.

The main pool measures approximately 13m x 7m (heatable at an additional cost) and includes steps for easy access, along with an adjoining 6m x 6m children’s pool. The poolside is furnished with sun loungers and daybeds, alongside an outdoor shower.

The kitchen connects seamlessly to the covered outdoor dining area, complete with a large table seating fourteen, a Broil King gas BBQ, electric hot plate, grill, and preparation area with sink.

A further covered terrace features a table tennis table and an eight-seater jacuzzi, while a five-hole putting green adds a fun and unique touch.
