Villa Giovanni

Description

Modica, a Baroque town in the Val di Noto, is located in the south eastern part of Sicily and has been a UNESCO world heritage site since 2002.
The town vaunts a rich repertoire of gastronomic specialties as well as a huge artistic and cultural heritage.  Today it is famous above all for the production of the traditional chocolate of Aztec provenance.
To walk along the streets of Modica is to follow an itinerary steeped in history surrounded by late Baroque buildings, churches with majestic staircases and great masterpieces.

Villa Giovanni is 16 Km away from Modica, located amidst the splendid nature of the area’s countryside, on an almost flat plateau that slopes down to the coast and features carob trees, olive trees and typical Mediterranean scrub.

Outside the villa there is a large “baglio” which is an edifice with a courtyard built in the traditional style of the Modica area that has flooring in the typical local stone.  On the side opposite the main body of the villa there is a large 9 x 19 m swimming pool surrounded by a spacious solarium and 2,000 m of lawn.
There is also a 250 sq. meter circular track which can be used for yoga sessions or other gymnastic exercises.

The beautiful beaches in the Vendicari Riserva Naturale (nature reserve) are 25 Km away, just a few kilometers from the Archaeological Park of Cava d’Ispica.  Noto is 20 Km away, Siracusa 56, while the sandy beaches of Pozzallo are 25 Km away.

The villa consists of the main body which contains:

VILLA
3 bedrooms all with private bathrooms, one of which has a whirlpool bathtub and 2 have a shower;
a living area with fireplace and large table;
a kitchen with dishwasher that is connected to the dining room;
a characteristic mezzanine that can be used as a tasting or reading corner.

ANNEX 1
An annex, inside which there is a kitchenette and a spacious bedroom and large bathroom with shower.
Where necessary this annex can host disabled guests since it has a large bathroom and a shower which can be accessed in a wheelchair.

ANNEX 2
A second annex with two suites, each of which has a private entrance.
The first one contains a double bedroom with bathroom and shower in the bedroom.
The second one has a double bedroom and a single bedroom (without air conditioning) that share a bathroom with shower.

SWIMMING POOL
At the side of the swimming pool there is a bar corner and a porch enclosed by transparent shutters containing a large professional kitchen (45 sq. meters), a dining room with lounge, TV, air conditioning, table and chairs.
The kitchen has a cooker hob, electric oven, wood-burning oven, refrigerator, freezer and barbecue.
In the same structure there is also: a bathroom with shower, a laundry room with washing machine and sink.

On the side opposite the porch there is a wood-burning barbecue enclosed by stone seats with seating for around 40 people

Air conditioning in all the bedrooms except for the single bedroom located in the second annex.
