INSIDE:

Accommodation at Villa Kirby is laid out over two floors.

The main entrance leads into the centre of the upper floor, which is devoted to a generously proportioned, open-plan communal area. Clean lines, smooth sandy flooring, discreet contemporary lighting, pristine walls, and lofty, white-beamed ceilings create a soothing, airy and luminous atmosphere that pervades the whole property.

A contemporary, L-shaped sofa gives way to a stylish dining table and chairs, while to one side is the sleek, fully equipped modern kitchen, complete with central island. Wide sliding doors allow the space to flow out onto the front terrace with the minimum of fuss, while at the same time bringing in the calming views of the surrounding olive groves.

A door from the kitchen opens into a little corridor, off which is the first bedroom, a good-sized double with access to the front terrace, and an en-suite shower room, which, like all those to come, is luxuriously finished in vibrantly variegated, polished marble.

The remaining accommodation on the upper floor is accessed across the living and dining area from the kitchen, and comprises:

• a double-twin bedroom with an en-suite shower room and access to the front terrace
• a guest WC

Stairs lead down from the communal area on the upper floor to the lower level, which is home to:

• a central living area with a commodious, L-shaped sofa and a home cinema system
• the principal bedroom, a generously proportioned double with a dressing area, an en-suite shower room and terrace access
• a second double bedroom with an en-suite shower room and terrace access
• a well-equipped gym served by a shower room

The third bedroom on the lower floor is a large, externally accessed double-twin with a sitting area, an en-suite shower room and terrace access.

OUTSIDE:

Villa Kirby’s extensive outdoor areas are a joy to spend time in and have been designed to cater for al fresco eventualities.

On the upper floor, running along two sides of the house, are a pair of long, well-shaded terraces where you will spend many of your waking hours.

To the front, looking out over the olive groves and accessed from the central communal area and the two bedrooms on this level, is a panoramic, comfortably furnished sitting area that’s perfect for whiling away the hours chatting or reading a book.

On the other side, meanwhile, is a sheltered and extremely convivial dining area served by a bar and an outdoor kitchen with a large barbecue, a sink, a fridge and worktops.

Steps lead down from each of these terraces to one side of the house, where we find the fabulous pool terrace. Sitting in pride of place is the wonderful pool, which incorporates a semi-circular shallow end with hydromassage area and an infinity edge looking out over the olive groves. Measuring 12m x 11m, the pool offers plenty of space both for lazy wallowing and more active swimming.

Quality sun loungers are lined up on either side of the pool, and a large, built-in, and well-cushioned corner sitting area provides the perfect spot for gathering everyone together.

The bedrooms and living room on the lower floor open out onto another large shady terrace that’s furnished with loungers and bean-bag chaises.

Where the terraces end, the grounds begin. Mainly given over to olive groves and fruit trees, there is also a vegetable and herb garden.
